Steel plate box windows and awnings are featured and this building site was incredibly challenging with the structure built to the boundary on all three sides. The double curved top of the building was constructed using shotcrete sprayed reinforced concrete and partially hidden behind is the substantial rooftop garden with thriving mature trees and planting.

It has three storeys comprising concrete floors, with roof generated by structural steel and the striking building form is zinc clad. With surfaces built to the allowable building envelope using this tapering building form and complex structural solution, floor space was maximized to the benefit of the development and client.

As the building sits partly above the old Tempe tip, construction methods were incorporated into the design that allowed for the on-site contamination and continuing methane gas emissions associated with the decaying tip material.

The roof form is driven by the height constrictions on the flight paths associated with the site’s location adjacent to Sydney’s Kingsford Smith International Airport, and sheeted with a membrane roof – the first of its kind in Australia.

The building sits in a flood plain beside the Logan River and significant site works were required to achieve levels satisfactory to the local authorities, giving a constricted space for the car park proposed under the building.
Although IKEA commonly use steel and precast throughout the world for the construction of their stores, post-tensioned floors on a modified building grid were adopted as the most effective solution in terms of cost and height after 26 different framing options were investigated during the initial phases of the project.

The building design was based on ESD principles and has won many ESD and sustainability awards since its opening.
